Below are a few items which we believe are a good foundation of any marketing strategy:

  1. Professionalism and customer service. This is where we always start, it's the base of everything we do when working with you and those interested in purchasing your property. We believe in, practice and teach our agents an old adage: “Early is on time and on time is late”, meaning we respect the time of those with whom we make appointments and show up early and prepared for the meeting.
  2. Multiple listing service. Your property will be listed along with all the other properties available for sale locally and across the county. This gives your property greater exposure and increased traffic by opening your property to thousands of buyers that may not happen to drive down your street and know that your property is for sale. For those thinking about trying to sell your house on your own, consider this example: We recently listed a property which had a "For Sale By Owner" for sale right next door. We talked to this home owner and found that they had only had two showings in the last few months. Within the first week of having the listing, our property was shown to potential buyers eight times. Eight times in one week compared to two times in several months. This shows the power of the multiple listing service and having your property available to thousands of buyers that otherwise would not know your property is for sale.
  3. Talking House. A Talking House makes the whole selling process easier. Imagine how much faster your home would sell if your real estate agent were standing in front of your house 24 hours a day talking to every potential buyer who drove by. Talking House does this for you! We are the only agents in Lafayette currently offering this service. Taking house allows us to actually broadcast information about your house on AM radio so when people drive by they can tune their radio to our station and listen to all the great features of your house.
  4. FHA Direct underwriting lender. New Venue is working directly with the only mortgage company in Lafayette that can do direct underwriting of FHA loans. This allows for faster loan approval.
