What happens if the tenant fails to pay rent?
Our rental time line works as follows. Rent is due on the first, the tenant has a three day grace period with a $30.00 late fee and $10 per day after that until rent is paid. If full rent is not paid by the 6th, 10 day notice of eviction is served at this point. This ensures that the eviction process stays on a very tight time line.

How informed will I be on what is going on with my property?
Our online management system allows owners to see when rents are collected, notes posted, lease upload or any work orders submitted.

What steps do you take if my property is not being taken care of or there are unauthorized pets?
The tenant will be severed with a notice that they are in violation of the lease and will have a set number of days to correct the problem. If the problem is not corrected at this point, notice of eviction will be served.

What property management experience and credentials do you offer?
We started as investors and understand the detail required to effectively own and manage real estate investments. We started small and developed our systems based on years of experiences. The systems developed during this process allow us to quickly and effectively deal with any events as they happen. Our brokerage firm is licensed with the state of Indiana as a real estate company and is owned and managed by a licensed real estate broker.

How soon can you get my property up for rent?
If your property is move in ready we can meet with you, review the property, and have it ready to post for lease within 1 to 2 business days. While doing the walk through of the property, if we find items that should be addressed prior to posting the property for lease we will work with you to get those items completed as soon as possible to make the property available for lease.

When will I receive my rental income as a property owner?
We have developed a proprietary rental management system which gives you access to view and track rents received from your tenants. You will receive an email each time rent is paid or notes are posted. We have the ability to scan checks and money orders at our office which allows payments to clear overnight. This combined with ACH deposits to our owners makes the process faster resulting in quicker turnaround time for delivery of rents collected. Normally the process in its entirety takes approximately 3 to 4 business days.

We manage properties for home owners and investors. Single family homes that an owner can’t sale. We specialize in managing properties for investors and providing them with a complete analysis of their income and expenses whether they are just starting out and have a few properties or own apartment units – the service is the same.
